PURCHASING:
Purchasing at Villas
Boreales is a simple process requiring a $10,000.00 U. S. dollars
deposit to hold a lot and a full
payment to be made within a
specific time period negotiated between you and our sales agents
which is normally
30 days.
In this particular community we are selling individually
owned lots, deposits may or may not be refundable but this will
be
negotiated in the terms and agreements of the sale.
A title will be provided to you 6-12 weeks
after the final payment of you property is received and your
residency cards
will. Once you have obtained your title you can
begin construction on your property.
FEES:
This community is taken care of by CANADIAN
MANAGEMENT COMPANY who provides security, maintenance, and
landscaping. Fees are charged on quarterly basis and are only $90.00
U. S. dollars per month which include: security, sewer treatment,
administration, gardening, beach maintenance, general maintenance
and *garbage removal. When your house is not being occupied and is
not in the rental pool, you can choose to obtain a **housekeeping
service and your house will be cleaned and maintained once a week.
***Canadian Management can also be hired to be responsible to take
care all bills that are listed under the individual home owner's
names for example; power, water, cable, etc.

TAXES:
property taxes are very low in this community and range between $55
and $300 per year depending on lot size and if there is a home on
the lot.
BUILDING:
Once you have obtained your title, you can begin construction of
your home on your property in as little as two weeks but you do have
up to 3 years to build and you may also apply for a two-year
extension giving you a total of 5 years. You may build with any
contractor in Honduras and we recommend CONSTRUCTORA DEL CARIBE
construction company as they are the leading builder in Balfate and
the main builders in Villas Paraiso Escondido. All plans may require
the approval of the Home Owner Association and by the college of
engineers
LOCATION:
VILLAS BOREALES is 45 to 50 minutes away from La Ceiba and the
nearest international airport and is located right in the community
of Balfate and is only 50 feet from the beach.
RENTING:
You are free to rent your property out to anyone you wish and the
best time to rent out your home is between the months of December to
the month of September which is the dry season. This property is
attractive because of the beaches, close by amenities and easy going
environment. Honduras’ North coast also has the benefit of having
over 1.5 million visitors annually which means renting our
properties is a whole lot easier.
There are three different ways to rent your home; The first and
most convenient way is to have our management company Canadian
management company rent your property for you during a period of
time of your choosing. There are no upfront costs to you and you
will receive 70% of the revenue acquired from your property which
will be deposited into your Honduran bank account on a monthly
basis. The money is accessible via a bank cad and only declared in
Canada if you transport the money to Canada. See your accountant or
legal advisor for more details.
The second way is for you to handle the renting side of things and
having the management company take care of the entire formalities
look after the renters and your property. You will receive 80% of
the revenue and the management company will retain 20%.
The third way is for you to completely manage your own property and
retain 100% of the revenues but the bad news is that you may have to
spend quite a bit of time in the Caribbean and probably on the
beach. You also must own multiple properties and live on site.
RESELLING:
Because you have full ownership of your property, you are free to
resell your property at any time after 18 months of ownership. Not
only are you free to sell, but you can sell to anyone around the
world but some restrictions may apply to you and the purchaser by
the Home Owners Association.
